Project Overview
2004 – Present
The 227-room Hilton Vancouver Washington is a city-inspired development project intended to revitalize downtown Vancouver, Washington. CHMW was engaged by the Downtown Redevelopment Agency (“DRA”) in June 2004 to work with Hilton Hotels Corporation during the pre-opening of the project and, upon opening, serve as asset manager providing an interface between the DRA and Hilton regarding hotel operations, management, capital programs, and asset preservation.
The Hilton Vancouver was one of the first hotels in America to be designed as sustainable and it was the first hotel in America to be awarded LEED and Green Seal certifications. The property is the pride of the local community.
Successes
Developed and implemented aggressive cost containment initiatives, which resulted in a 35% decline in labor costs including significant reductions in fixed management overhead.
Operational Asset Management
- Implemented additional cost containment measures including energy controls, lights-out programs, changing hours and days of operations in outlets, menu engineering and price modifications, outsourcing, and renegotiating virtually every vendor contract.
- CHMW made significant recommendations regarding revenue generation strategies including expansion of the sales and marketing staff; reorganization and redeployment of sales managers; embracing online travel and e-commerce programs; creation of value-based packaging; review and adjustment of other guest charges such as internet, valet and self-parking; and changing catering sales strategies to fill the convention center.
Capital Planning & Oversight
- CHMW worked with Hilton on deferring capital projects and amending standards to reduce controllable expenses.
- Oversaw recent rooms renovation (completed in March 2015), which was completed ahead of schedule and under budget.
